UP RERA & Legal Approvals
Every verified real estate project in Uttar Pradesh receives a unique UP RERA registration number (e.g., UPRERAPRJ...). You can visit the official UP RERA portal (up-rera.in), navigate to "Registered Projects", and enter the registration number or project name. At Balaji Properties Arcade, every listing clearly displays its verified RERA certificate number directly on the listing card for complete transparency.
ADA (Agra Development Authority) approval pertains to the physical layout, zoning clearances, structural engineering safety, environmental norms, and municipal road infrastructure. UP RERA is the state regulatory authority that safeguards consumer rights, ensures escrow compliance, guarantees milestone delivery, and prevents promoter fund diversion. A 100% risk-free property must carry both ADA layout sanction and UP RERA registration.
Prior to placing any booking advance, you should thoroughly review: (1) Title Deed (unbroken chain of ownership for minimum 30 years), (2) Non-Encumbrance Certificate (Barah Sala) from the Sub-Registrar, (3) ADA Sanctioned Building / Layout Map, (4) UP RERA Registration Certificate, (5) Revenue Khatauni / Mutation Records (Dakhil Kharij), and (6) No-Objection Certificates from fire, airport, and pollution boards.
